Our client is a long Established and succesful firm of Chartered Surveyors based in South Manchester.
Due to to iniminite retirement of a existing partner a rare opporuntity is avaiable for a Property/Asset Manager.
Property Manager / Asset Manager
This role involves both the operational and strategic value-adding elements of successfully managing our clients portfolios. The portfolio stretches across the country with most of the assets situated around Greater Manchester with a focus on South Manchester and Cheshire. There is a mix of office, retail and industrial properties. The department is run through modern property management software.
The firm manages 81 properties with 200+ tenants with a £5M + rent roll.
The role will require the person to undertake the following:-
Client contact to all management clients
Provision of advice to clients on property, estate and asset management matters
Rent collection and distribution – reconciliation of client bank account
Maintaining regular contact with occupiers including answering queries
Undertaking property inspections and reporting – (FM undertakes the regular inspections)
Managing matters arising in a timely manner and to agree timescales
Managing our FM – repairs, maintenance and smooth running of assets.
Proactive arrears management
Undertaking the full range of service charge management including budgeting, cashflow monitoring, End of Year reconciliation and certification
Overseeing block policy insurance and re-charging to tenants
Small amount of VAT work
Professional work arising in line with management of leases which can include assignments and sub-lettings and licenses for alterations.
Maintenance of property records on Property Management system
An understanding of the legal and legislative framework relating to the role of a
property management surveyor
Attending meetings with colleagues
Identifying and progressing opportunities for expansion of the business
Experience Required –
Property asset management, ideally with experience of mixed use assets with evidence of delivering innovative asset management initiatives.
Proven experience of managing commercial properties
Implemented RICS service charge accounts
An understanding of the property investment market and the key drivers of performance.
Good financial and qualitative analysis skills.
Excellent communication skills.
Evidence of delivering excellent client experience.
