Description
Our client is a leading UK Privately owned Property company with significant commercial property assets including shopping centres, offices and industrial estates across the UK and Europe,based in the North West.

The Role
Lead and manage a quantity surveying service across a range of projects, to ensure they are delivered on time and within budget and that accurate and timely reports are produced for senior management.
Responsible for delivery of all quantity surveying services procured through newly created construction arm
Initial construction projects will be focused on delivery of the  New Build Industrial Portfolio. This consists of 9 projects (multiple units per project) in the North West, North Wales and the Midlands regions amounting to circa 1.3mft2 NDA. There is a desire to expand the delivery capability of  Construction into other aspects of the Group delivery over time.
You will lead and be responsible for management of all commercial delivery aspects of projects including  Construction costs, supply chain procurement, orders and management. You will work closely with the  Construction Operations Manager.
Best value solutions and management of commercial risk and opportunity will be a top priority in this role, as will continuous improvement.
The role will also involve ensuring the  commercial teams correctly procure sub-contractors packages robustly, plan critical dates and manage any disputes effectively.
Identify areas for commercial improvement in the  Construction delivery process.

Responsibilities for this role will include:
  • Performance management of FI Construction commercial employees.
  • Management of commercial and contractual aspects of relationships with consultants and subcontractors.
  • Ensure all project works are measured, priced, negotiated and agree budgets and costs for variations to project scope and raise/resolve queries where necessary.
  • Liaise with a wide range of construction professionals, and ensure timely completion of agreed actions.
  • Produce and maintain up to date procurement schedules.
  • Compile and issue invitations to tender, analyse subcontractor quotations and make recommendations for placement of orders through tender sum analysis.
  • Compile subcontract orders for approval.
  • Measure and value works completed and assess subcontractor payment entitlement and process payments.
  • Carry out reconciliation of cost and value to date/forecast to keep the management team informed of project performance.
  • Identification, monitoring, management, and mitigation of key commercial risks.
  • Identification, monitoring, management, and implementation of key commercial opportunities.
  • Lead and manage the final account applications.
For this role you will need to have the following skills and abilities:
  • Demonstrate commercial management experience, awareness and leadership.
  • Have experience in managing construction/industrial projects from inception to completion.
  • Experience in managing commercial teams.
  • JCT contracts and supply chain orders.
  • Pre-construction procurement and tender planning/programming.
  • Tender and contract sum analysis and management.
  • Effective communication skills.
  • Good analytical and organizational abilities.
  • Good leadership ability, as well as ability to work as part of a team.
  • Ability to read and interpret specifications.
  • Ability to be proactive and foresee events and react appropriately towards them.
  • The ability to multitask in different situations.
  • Ability to work and carry out projects within a stipulated time frame or deadline.
  • At least 10 years on-the-job experience in a similar role or in any other construction capacity essential
