Description

Our client is a Real Estate Investment Trust, dedicated to investing in the future of UK Healthcare.

An Experienced Property Manager is sought to oversee all property management issues for this growing diverse portfolio of UK healthcare assets, in particular Residential care homes.

Property Manager Core Responsibilities

  • Understand and document key property-based lease terms across our portfolio and monitor compliance against these.
  • Oversee insurance renewal tender, process tenant claims and put insurance in place for new acquisitions.
  • Inspect and report R&M issues to tenants and support in the monitoring of capital improvement and material R&M initiatives.
  • Support the documentation, monitoring and identification of energy use and energy improvements across the portfolio including EPC certifications and EPC renewals
  • Resolve legal issues that arise from existing leases i.e. title issues with neighbouring tenants, boundary disputes, overage payments
  • Report to board quarterly on tenants R&M expenditure
  • Negotiate and then track and recommend payment of consultant invoices in line with agreed fees.
  • Quarterly valuations.
    • Working with finance, ensure tenant information is accurately provided to our valuers (CW).
    • Analyse tenant performance on a quarterly basis including a detailed discussion with the valuers.
    • Arrange quarterly valuation individual asset inspections, review individual asset reports and identify any actions from these reports.
    • Review quarterly portfolio valuation report and detailed valuation spreadsheet, identify any issues or outliers from this valuation review and discuss with CW prior to finalisation.

The successful candidate will ideally be MRICS Qualified with a minimum of 2 years property management experience gained within a leading national consultancy or similar property company.
